Two — it gives them a reason to identify themselves, so you learn who's interested before you spend an hour. Three — it follows up instantly and consistently, which is where almost every agent loses merchants they already paid to reach. Four — it puts a qualified conversation on your calendar. Attention, a reason to raise a hand, immediate follow-up, and a booked conversation. That's the whole machine.
